This Listing Rules & Acceptable Use Policy governs how users may use the 33acres platform and submit property listings.
By using this platform, you agree to comply with these rules.
1. Who Can List Properties
The following users are permitted to list properties:
• Real Estate Agencies
• Real Estate Agents
• Property Owners
• Authorized Sellers
Buyers are not permitted to post property listings.
Users must have legal authority to list the property.
2. Accurate Information Requirement
All listings must include:
• Correct property location
• Accurate pricing
• Clear property description
• Genuine images of the property
• Updated availability status
Users must not upload:
• False information
• Misleading pricing
• Edited or deceptive images
• Fake ownership claims
All content must be truthful and verifiable.
3. Ownership & Legal Responsibility
By submitting a listing, you confirm that:
• You are the legal owner, OR
• You have written authorization to list the property
33acres does not verify ownership documents and is not responsible for ownership disputes.
Users bear full legal responsibility for submitted content.
4. Prohibited Listings
The following listings are strictly prohibited:
• Duplicate property listings
• Already sold or rented properties listed as available
• Illegal properties
• Properties under legal dispute (without disclosure)
• Fake or test listings
• Listings created to collect user data without genuine intent to sell or rent
Such listings may be removed without notice.
5. Image & Media Guidelines
Users must ensure:
• Images belong to the property being listed
• No copyrighted images without permission
• No watermarks from other portals or competing platforms
• No offensive or misleading visuals
Administrators may remove inappropriate images at their discretion.
6. CRM & Lead Usage Rules
The built-in CRM system must not be used to:
• Collect data for spamming
• Harass or repeatedly contact users
• Sell or distribute lead data to unauthorized third parties
• Upload unlawful or unauthorized client data
Users must comply with applicable data protection and privacy laws.
Misuse may result in immediate suspension of the account.
7. Payment & Listing Activation
The platform currently offers the following listing options:
• ₹99 per Standard Property Listing
• ₹499 per Featured Property Listing
Standard listings allow users to upload and manage property details through their dashboard.
Featured listings include the same features as standard listings but may receive increased visibility across the platform, such as highlighted sections or featured areas.
All listings are subject to admin review before publication.
Payment provides access to platform tools and listing services only and does not guarantee:
• Lead generation
• Property sale or rental
• Specific visibility ranking
• Business performance or profit
Listings that violate platform rules may be rejected without refund.
8. Admin Rights
33acres reserves the right to:
• Edit listings for formatting or compliance
• Reject or remove listings
• Suspend or terminate accounts
• Restrict platform access
These actions may be taken without prior notice in case of policy violations.
9. Fraud Prevention
Users must not:
• Impersonate another person or company
• Submit forged documents
• Manipulate pricing to mislead users
• Engage in fraudulent or deceptive conduct
Fraudulent activity may result in:
• Immediate account termination
• Permanent ban from the platform
• Legal action where applicable
10. Consequences of Violation
Violation of this policy may result in:
• Listing removal
• Account suspension
• Permanent account termination
• No refund of listing fees
• Reporting to legal authorities (if required)
11. Policy Updates
33acres reserves the right to modify these rules at any time.
Updates will be posted on this page.
Continued use of the platform constitutes acceptance of the updated policy.
