These Terms & Conditions govern your access to and use of the 33acres website and services. By registering, accessing, or using this platform, you agree to be legally bound by these Terms.

1. Nature of the Platform
33acres is a digital property listing and lead management platform designed for real estate agencies, agents, property owners, sellers, and buyers.
33acres acts solely as a technology service provider.
We do not:
- Act as real estate brokers or agents
- Represent buyers or sellers
- Participate in negotiations
- Handle property transaction payments
- Provide financial, legal, or investment advice
- Guarantee property sales, rentals, or outcomes
2. User Eligibility
By using this platform, you confirm that:
- You are at least 18 years old
- You have the legal authority to enter into agreements
- The information provided during registration is accurate and complete
We reserve the right to suspend accounts that provide false information.
3. Account Registration & Security
Users must:
- Register using valid details
- Complete email verification (if applicable) or captcha verification
- Maintain confidentiality of login credentials
You are responsible for all activities conducted under your account.
33acres shall not be liable for unauthorized access resulting from user negligence.
4. Listing Services & Fees
For ₹99 per listing (or applicable Pricing plan), users receive:
- Property upload and management
- Personal dashboard access
- CRM features including lead management, inquiry tracking, deal tracking, and activity monitoring
Payment provides access to platform services only.
Payment does NOT guarantee:
- Lead generation
- Property sale or rental
- Listing visibility ranking
- Business growth or profits
All payments are subject to the Refund Policy.
5. Property Review & Approval
To maintain quality and platform standards:
- All listings require admin approval before publication
- Listings may be edited for formatting or compliance purposes
33acres reserves the right to reject, remove, or modify any listing at its discretion.
Approval does not constitute legal verification of ownership, authenticity, or accuracy.
6. User Responsibilities
Users are fully responsible for:
- Accuracy of property information
- Legal authority to list the property
- Uploaded images, documents, and descriptions
- Pricing and availability updates
Users must not upload:
- False or misleading information
- Fraudulent or unauthorized listings
- Duplicate properties
- Illegal, harmful, or offensive content
Violation may result in immediate suspension or termination without refund.
7. Transactions Between Users
33acres is not involved in property transactions between users.
We are not responsible for:
- Legal ownership disputes
- Payment disputes
- Contract disagreements
- Financial losses
- Misrepresentation by any party
Users are strongly advised to independently verify all property details before entering into any agreement.
8. CRM & Lead Management
The platform includes CRM tools for managing leads and inquiries.
33acres:
- Does not guarantee lead quality or authenticity
- Is not responsible for user handling of client data
- Is not liable for misuse of exported or stored lead information
Users must comply with applicable data protection and privacy laws.
9. Intellectual Property
All platform design, branding, software, and system features are the intellectual property of 33acres.
Users may not copy, reproduce, modify, distribute, or exploit platform content without written permission.
10. Account Suspension & Termination
33acres reserves the right to:
- Suspend or terminate accounts
- Remove listings
- Restrict platform access
Grounds may include:
- Policy violations
- Fraudulent activity
- Misuse of CRM system
- Legal non-compliance
No refund will be issued for suspended accounts due to violations.
11. Platform Availability
While we strive to maintain continuous service, we do not guarantee:
- Uninterrupted availability
- Error-free operation
- Freedom from technical disruptions
We may modify, suspend, or discontinue services without prior notice.
12. Limitation of Liability
To the maximum extent permitted by law, 33acres shall not be liable for:
- Direct or indirect damages
- Business or revenue loss
- Data loss
- Legal disputes between users
- Platform downtime
Use of the platform is at your own risk.
13. Privacy
Use of the platform is also governed by our Privacy Policy.
14. Modifications to Terms
We reserve the right to update or modify these Terms at any time.
Continued use of the platform after updates constitutes acceptance of the revised Terms.
15. Governing Law & Jurisdiction
These Terms shall be governed by the laws of India.
Any disputes shall be subject to the jurisdiction of courts in Pune, Maharashtra.
